According to Realtor.com cross-market data, over 23% of listing views in Las Vegas originate from Los Angeles, with San Jose and Riverside also ranking among the top out-of-market sources. The growing migration trend is driven by Nevada’s lack of state income tax, significantly lower median home prices, and business-friendly environment.

While the median home price in Los Angeles exceeds $1 million and San Jose tops $1.1 million, Las Vegas offers a median listing price around $465,000 — allowing relocating buyers to purchase larger luxury homes, often with substantial equity or all-cash offers.

Proposed wealth tax legislation in California has further intensified interest among high-net-worth individuals seeking to protect assets and lower long-term carrying costs. Many buyers are drawn to Las Vegas’ master-planned communities, newer construction inventory, gated luxury neighborhoods, and proximity to the West Coast.

With 7.4 months of housing supply, Las Vegas is currently considered a buyer’s market, offering greater negotiation power, expanded inventory choices, and favorable conditions for luxury and relocation buyers.
